The parts
What goes wrong on a chimney
- Flashing: the lead dressed round the base of the stack, tucked into the brickwork. It splits, lifts or the mortar holding it falls out.
- Flaunching: the sloped mortar on top that holds the pots and throws water off. It cracks with frost and heat.
- Pointing: the mortar between the bricks or stones. Once it goes, rain soaks in and shows on the chimney breast inside.
- Pots and cowls: cracked pots, and a cowl or cap on a stack that's no longer used.

Why is my chimney breast damp?
Rain soaking through the brickwork or flaunching, a failed flashing, or condensation in an unused, capped flue. The roofer checks the outside first.

Capped with ventilation, yes, so it stays dry inside. Sealed tight with no air, it can get damp.
Can a chimney be taken down?
Sometimes, below the roof line, with the roof made good. In a terrace or semi, the shared stack and the neighbour come into it.
