Send this for a real priceHow this is worked out
No sums of ours: each line is a figure an Irish roofing firm or price guide publishes for that job, read on 3 November 2026 (HP Roofing's on 1 November 2026), with the VAT status as the source gives it. Where a source gives a figure for outside Dublin, Cork and Galway, that is the one shown, because Waterford is outside all three. It's a guide, never a quote. The roofer prices your roof after seeing it.

The job
What happens on a re-roof
- Scaffolding goes up, with a debris chute or a skip.
- The old slates or tiles, battens and felt come off, one slope at a time.
- The rafters are checked. Rotten timber is replaced.
- A breathable membrane, new battens, then the new slates or tiles, with new lead at the chimney and valleys.
- Ridge and hips, then the fascia, soffit and gutters if they're in the price.
- Scaffolding down, site cleared.
A 3-bed semi in concrete tiles is 5 to 8 days by Recommended Roofing's figures, and a strip and re-slate 6 to 10.
The written price
What the quote should list
- The slate or tile, by make and type, and the membrane.
- Scaffolding, skip and removal of the old roof.
- Lead: chimney, valleys, abutments. New or reused.
- Timber: how rotten rafters or battens will be priced if found.
- Fascia, soffit and gutters: in or out.
- VAT, and the guarantee in writing: who gives it, for how long, and on what.

FAQ
Questions people ask
How much is a new roof on a 3-bed semi?
€9,000 to €18,000 by BookMyRoofer.ie; €8,500 to €14,000 in concrete tiles by Recommended Roofing.
How long does a new roof take?
3 to 10 working days for most homes, weather permitting (BookMyRoofer.ie).
Do I need planning permission for a new roof?
Not to re-roof the same way. It's exempted development under section 4(1)(h) of the Planning and Development Act 2000 when it doesn't materially change how the house looks. A different material on a protected structure, or a new shape, is a question for the council.
Is it slate or tile on my house?
Slate is thin, flat and laid in neat overlapping rows. Concrete tiles are thicker, often with a curved profile. The roofer will tell you on the first visit.
